Scott A. from Waterford, Michigan called HomeSpec to repair his sinking garage. The garage's foundation was settling into the soil which was causing separation from the home and severe cracking. Scott also wanted some concrete repaired while we were there.

Project Manager Keith Brown knew we could combat this issue by installing Helical Piers below the foundation. Foreman Ryan Loop and his crew got to work installing the piers to stabilize the foundation and stop the sinking. They were also able to lift the foundation back to its original position. Crack Tech Ryan Bonacorsi was then able to permanently seal the cracks in the walls.

At the same time, Concrete Specialists Devin Parker and Alex Lofgren were working on repairing Scott's concrete. They used the PolyLevel method, a cost-effective and less-abrasive method for leveling concrete. This works by injecting polyurethane rigid foam below the concrete slabs. As the foam expands, the concrete is lifted into place. It was a quick and easy installation!

Job Stories From Waterford, MI
Waterford Township homeowner has Carbon Fiber Power Grid installed to prevent basement walls from bowing any further

There was a family in Waterford Township, MI who lived in a home with an unfinished basement. As the family grew, they started using the basement for storage more often, but soon became concerned about a large vertical crack in one of the walls. The crack was widening over time and the family was worried that it might compromise the structural integrity of their home. They needed a solution to solve the problem quickly and effectively. That's when they reached out to HomeSpec BasementFix to provide a permanent fix to their problem.

Once they had contacted us, we sent out a Project Manager who specialized in foundation repair and basement waterproofing. After conducting a thorough inspection of the basement, the Project Manager recommended sealing the cracks in the walls and floor with High-Powered Urethane Crack Injection. This solution would provide a fast and effective seal, preventing water from seeping into the basement and causing damage. He also recommended the Carbon Fiber Power Grid, to prevent the walls from bowing any further.

The next day, our crew arrived to begin the repair work. They first cleaned the crack and the surrounding area, removing any dirt or debris. Then they carefully injected the urethane into the crack, filling it from top to bottom. The urethane material used for the injection was flexible and able to withstand changes in temperature and pressure, making it an ideal solution for this family's basement. Once the crack was sealed, our crew turned their attention to the bowing wall. The wall was showing signs of weakness and needed reinforcement to ensure its stability. The Carbon Fiber Power Grid is a strong and durable solution that provides long-term support to the walls without adding any additional weight. The crew expertly installed the carbon fiber power grid, securing it to the wall with special adhesive. The grid was easy to install and did not cause any damage to the existing wall, making it a convenient solution for the family. The wall was now reinforced and ready to withstand any future pressure.

The family was very happy with the results of the repair work. The large vertical crack was no longer a source of concern and the bowing wall was now stable and secure. The basement was now ready to be used for storage or as additional living space, providing the family with the extra room and flexibility they needed.

Foundation Repair and Lifting in Waterford, MI

A homeowner in Waterford, MI was growing more frustrated with the condition of the garage detracting from their property value. More specifically, the garage had begun sinking in on one side and had cracks spreading along the poured concrete walls and floors. After letting the issue sit for some time, and worried that bigger cracks would form, they decided it was time to find a permanent solution and began searching for a qualified foundation repair contractor nearby. After talking with friends and family, they were referred to HomeSpec Basementfix, by a coworker who had previous basement waterproofing work done.

Keith Brown, one of our Project Managers,  was sent out into the field to get his eyes on the situation. When he arrived at the property, Keith began a proper inspection and found the damage to the walls and the sinking foundation was most likely due to settlement issues in the soil beneath the foundation of the garage. Over time, due to a variety of reasons such as oversaturation, drought, etc. soils can move, shift and settle beneath the surface, causing the foundation above to shift in order to fill the new voids. He explained how foundation-related problems can continue to evolve into more serious situations when not handled properly.

In order to solve this foundation repair problem, our crew would first address the current cracks by filling them with a high pressure urethane crack injection. We would also install plates of carbon along the cracks through carved slits, in order to prevent the cracks from spreading. The best way to lift and rebalance this property was with the use of a Helical Piering System. Helical Piers owe their name to the helical plates along their shaft, which allow them to screw in and extend through soils to reach more stable foundations. The weight of the garage is then transferred from the old foundation to the new support system, which is attached via steel brackets to the home, and then finally to the new load-bearing soils. This would effectively help bring the garage back into proper balance, and address the core of the foundation’s problem.

With their fear of a sinking garage put to rest, and their property value effectively restored, the homeowner would go on to review how appreciative they were with Keith’s professional behavior and open communication throughout the project.
