Wet Crawl Space Dehumidified and Waterproofed in Harsens Island, MI
These homeowners live in Harsens Island near a canal and like many other homes in the area, their crawl space was wet and muddy at all times. Also like many other homes in the area, the crawl space was only equipped with an old sump pump that didn't always work. This led to a musty smell and humidity seeping into the home.  HomeSpec deals with this problem on a weekly basis- the crawl space needed to be waterproofed and encapsulated. A more powerful sump pump was needed to deal with the high amounts of water. A vapor barrier was also installed to seal the walls and the ground off from moisture. Lastly, a dehumidifier was installed to control the relative humidity.  The homeowners noticed an immediate difference in the smells of their home, as well as the temperature. They are very pleased with their dry, healthy crawl space!

Leaking Basement Repaired in Marine City, MI
These Marine City homeowners contacted HomeSpec because their basement was leaking after heavy rain, especially during the Spring. They were sick and tired of it and finally decided to have it repaired professionally.  Our inspector decided that the best way to solve their problem would be with an interior drainage system connected to their sump pump. This was installed around the perimeter of the basement to collect water and deposit it into the sump pump - keeping the basement dry.  The homeowners were very happy with the results and they are loving their dry basement!

A man who had owned his home for 30 years contacted us for help when he saw his basement was leaking. Water was getting into his home from a seam of a wall where an attached garage was connected above ground. The home already had a sump pump, but that wasn't going to help with the water leaking through the wall. Our crew installed an interior drainage system that led to the existing sump pump. Sinking Foundation Solved with Helical Pier Support System in Grosse Ice, MI
A family was looking to make improvements to their home in Grosse Ile, MI. This led them to undertake the task of finishing their basement, while clearing out the storage; they noticed cracks in the foundation walls where the foundation slab sits and this caused them concern. Not wanting to slow down their progress, they went on with their work and soon forgot about it until a few months later when the cracks started to get bigger. Understanding this was a sign of a foundation issue, they reached out to friends in order to find the best foundation repair companies in Grosse Ile. After doing their own research and locating repair contractors nearby, they were recommended to HomeSpec BasementFix by a friend, who recently had crawl space repair services done by us.  One of our Project Managers, with experience in foundation repair, was assigned to this project in order to best fit the needs of this family. After consulting with the homeowners about their concerns, he began his detailed inspection of the basement. During the inspection, the Project Manager noted how the basement had two slabs on opposite ends of the basement and were cracking in both directions. This foundation shifting is caused when soils underneath the foundation can no longer support the weight of the home and wash out, leaving a void that the foundation sinks into. With this, our Project Manager proposed a solution that involved Helical Support Piers to bring it back to level and return structural integrity back to the foundation. The Helical Pier Support System is an ideal solution for this project because the helical plates that are welded to the shaft of the piers are screwed deeper into the ground to provide support and act as an anchor. Helical Piers are attached to the foundation with steel brackets to ensure the slabs do not shift, and once they are adjusted and advanced to newer load bearing soils, the Helical Piers will maintain the structural integrity of the foundation. The Helical Pier support System addresses the root cause of this familys problem and puts their fears to rest with this permanent solution. After the foundation repair was solved, this family was happy to get back to their project without the fear of foundation settlement causing them problems in the future.
