Moisture Causes Moldy, Rotting Crawl Space Support in Ann Arbor, MI Moisture Causes Moldy, Rotting Crawl Space Support in Ann Arbor, MI

These Ann Arbor, Michigan homeowners purchased a home with many crawl space and foundation issues, so they called HomeSpec to take care of everything! A general inspection found that there was mold in the crawl space due to moisture, and the joists/band board were rotting badly as a result.

On top of that, one corner of the home was sinking, also know as settling, into the soil and pulling apart from the rest of the home – resulting in severe cracking in the crawl space and outside the home.

HomeSpec combatted the sinking issue by installing Helical Piers. These anchor deep into stronger soils and literally hold the home up, preventing the structure from sinking any further and even lifting it back to its original position.

The rotting, moldy joists in the crawl space were replaced and sistered to make sure the floors above won't sag and the support won't give way. The cracks in the crawl space block walls were also sealed to prevent moisture from seeping in. The support in the crawl space is crucial to the home, which is why it's important to keep crawl spaces dry or else moisture will wreak havoc!!

Job Stories From Ann Arbor, MI
Homeowner in Ann Arbor, MI has Full Basement Waterproofing Solution Installed to Prevent Flooding

A homeowner in Ann Arbor, MI who had been living in their house that was built in the 80’s was beginning to see issues in the basement. Water had been filling the floors, leaving the carpets wet and causing damage to the walls. The source of the water remained a mystery, and despite some previous attempts at fixing the problem, their situation seemed to be worsening.

Several years back, the previous homeowner tried to address the water issue by patching some rod holes and cracks. Additionally, they installed a small interior drain in the corner of the laundry room, adjacent to the sump pump. They also encapsulated the crawlspace, hoping to mitigate moisture-related issues. For a while, these measures seemed to have done the trick, until three weeks ago when water unexpectedly flooded the finished area of the basement, ruining the carpet and drywall. This was the room where their 5-year-old son played and watched TV, raising concerns about mold growth and potential health risks for him.

Their desire was to avoid the complexities of dealing with multiple contractors and the prolonged timeframe that would entail. To make matters more pressing, the homeowner had an upcoming vacation planned, and they were keen on having the basement renovated and safeguarded before they left. This led them to research the best basement waterproofing companies in the area and they came across us and scheduled an inspection.

When our Project Manager, who had years of experience in basement waterproofing arrived, he immediately knew this homeowner would need a full waterproofing solution that involved the WaterGuard, Sanidry - Sedona and the Everlast Wall Restoration System.

The first step was to install the WaterGuard system along the perimeter of the basement floor, this would capture any water seepage and channel it towards the sump pump. Its design ensures that it remains out of sight, discreetly tucked beneath the floor but above the foundation footing to prevent cogging. Next, our crew would install the Sanidry - Sedona to address the air quality and humidity. This would improve the overall air quality within the basement and prevent mold from growing while reducing the musty smell often associated with damp basements. Finally, to address the water-damaged walls, our crew installed the Everlast Wall Restoration System. This system consists of durable, washable, and mold-resistant panels that are installed directly over the existing damaged drywall, providing a clean and polished finish while preventing any future water damage.

Upon the completion of the renovation, the homeowner was more than happy with the outcome. The basement was now a dry, safe, and welcoming space, free from any signs of water damage or potential health risks for their son. Now they could enjoy the vacation they had plans without the stress of coming back to a flooded basement.

Church in Ann Arbor, MI gets Long Awaited PolyLevel Treatment for their Sidewalk

When the sidewalk of a prominent church in Ann Arbor, MI sank nearly 2 inches, it posed a significant problem that required immediate attention. The elderly were constantly tripping over the unlevel sidewalk and parents had to make sure their kids watched their step. Finally realizing it was time to address this problem, the property manager decided it was time for a fix. Reaching out to local concrete repair companies, they came across us and selected us as the best fit for the project.

After carefully evaluating the sinking slab, our Project Manager determined that instead of re-paving the sidewalk, the PolyLevel injection and NexusPro Crack Repair would solve the problem they were facing and provide a long lasting and eco-friendly solution. PolyLevel, a polyurethane foam, serves as a high-density lifting agent that can raise and level uneven concrete slabs. Nexus Pro serves as a binding agent to seal the cracks in the sidewalk.

Our crew prepared the area by clearing any debris or loose material to ensure proper adhesion between the foam and the existing concrete surface. Then, small, strategically placed holes were drilled into the sinking slab. Through these holes, they injected the PolyLevel foam beneath the surface. The foam expanded, exerting enough pressure to lift the slab to its original position. As the PolyLevel foam expanded, they made sure to monitor the process carefully, ensuring that the slab was lifted uniformly and leveled with the adjacent concrete. They did this by placing electronic levels on the adjacent slabs and constantly checking them to make sure it was raised to the appropriate height. Next, our crew applied the NexusPro Crack Repair, a flexible and weather-resistant sealant, to effectively seal the concrete cracks. Before applying the NexusPro, they thoroughly cleaned the cracks and removed any dirt, debris. This step ensured proper adhesion and a durable repair. This product is designed to expand and contract with temperature fluctuations, minimizing the chances of future cracks in the church’s sidewalk.

Our comprehensive solution to this church’s sidewalk problem delivered lasting results that surpassed the church's expectations, reinforcing our commitment to providing exceptional services. Overall the churchgoers were able to experience a notable shift in the sidewalk and were pleased to have the slabs returned to a level safe for everyone.

Homeowners in Ann Arbor, MI with Fears of Basement Flooding Have WaterGuard and UltraSump Installed for Protection

A Family in Ann Arbor, MI had been living in their home for the past four years, happily raising three children. However, they were noticing puddles of water in the basement every time they went downstairs. The first few times, they mopped it up, but after doing this for a  few months they got tired and realized the potential for damage was too great. They initially suspected that the drain tiles in their basement might be causing the leak, especially when the water table rose or heavy rains occurred. Ready to have professionals take a look, they contacted us to help solve their waterproofing problem.

Upon arriving at their home, our experienced Project Manager began by addressing the homeowners concerns, they explained their suspicion about the drain tiles, noting that they had noticed water pooling near the base of the walls during heavy rainfall. Once he had listened to everything they wanted to share, he began his free detailed inspection. After completing the inspection, he agreed with the homeowners initial assumption about the drain tiles. They were failing to divert the water away from the foundation, leading to the water pooling in the basement. To tackle this problem, he recommended a two-step approach. First, they would install the WaterGuard Drainage System, then, they would install the UltraSump sump pump. He explained to the homeowners that the WaterGuard system was designed to capture water at the base of the foundation walls and redirect it to the UltraSump, keeping the basement dry and preventing further water damage.

Our crew initiated the project by carefully excavating a trench along the perimeter of the basement, where the floor and wall met. They took extra precautions to protect the rest of the home from dust and debris while they dug the trench. Once the trench was cleared, our crew installed the System. This specialized drainage channel was securely attached to the basement walls and the unique design of the WaterGuard allowed it to capture water seeping through the walls and direct it to the next component of the solution: the UltraSump. The UltraSump, a powerful sump pump, was carefully installed in the corner of the basement. This pump would receive all of the water collected by the WaterGuard and pump it away from the home through a discharge line, keeping the basement completely dry and safeguarded against future water damage.

With the WaterGuard Drainage System and the Ultra Sump in place, the waterproofing crew proceeded to backfill the trench with gravel, restoring the basement floor to its original condition. Our crew explained to the homeowners the importance of regular maintenance and monitoring of the system. They provided detailed instructions on how to check the Ultra Sump and recommended annual inspections to ensure its optimal functioning.

Thrilled with the successful waterproofing project, the homeowners expressed their gratitude to the professional crew for their expertise, efficiency, and attention to detail. They were now confident that their basement would remain dry and protected, allowing their family to enjoy the space as a safe storage area.

Homeowner with Carpet Afraid of Mold Damage and Health Concerns has Sanidry and WaterGuard Installed in Ann Arbor, MI

A homeowner in Ann Arbor, MI, who had a basement that was finished with carpet and drywall, was experiencing water seepage in multiple areas. Determined to address the issue before it caused further damage and mold growth, this homeowner reached out to us for assistance.

Upon arrival, our Project Manager inspected their basement and found that water was entering their basement from three different areas. The homeowner also made sure to mention that the previous owners of the home had installed an interior drainage system. Realizing this was most likely the cause of their persistent water seepage, our Project Manager came up with a custom multi step approach to solve this homeowners waterproofing problems.

The first step was to address the water seepage issues by implementing the WaterGuard system. This system is designed to capture water that enters the basement through wall cracks or other gaps. Next, our crew filled any existing cracks in the foundation walls using the High-Pressure Urethane Crack Injection. This flexible sealant is specifically designed to last a long time and shift with the concrete as it moves. Once that was completed, to reinforce the structural integrity of the basement walls and prevent future cracks, our crew installed the Carbon Fiber Power Grid system. This involves installing carbon fiber straps along the walls, providing additional strength and stability. Lastly, we recognized the importance of maintaining a dry and healthy environment in the basement. To achieve this, our crew installed the Sanidry - Sedona dehumidifier system. This dehumidifier ensures excess moisture from the air is removed, preventing mold and mildew growth in the living space.

With the installation of the WaterGuard system, High-Pressure Urethane Crack Injection, Carbon Fiber Power Grid, and Sanidry - Sedona dehumidifier, this homeowner could finally enjoy a dry basement.

In the end, the homeowner was grateful for the dedication of our crew, they could now fully utilize their basement without the worry of water seepage. The successful project served as a reminder to them of the importance in addressing and resolving such issues as soon as they come up, ensuring the long-term stability and functionality of their home.

Homeowner with Wet and Damp Walls in their Crawl Space Has it Encapsulated with Cleanspace and SaniDry in Ann Arbor, MI

A homeowner in Ann Arbor, MI had been experiencing a persistent issue for some time, more specifically, wet and damp walls in their crawl space, especially on one particular wall adjacent to her driveway were beginning to frustrate them. Finally realizing it was time to find a solution for the moisture issue they reached out to us for help.

When our Project Manager arrived and began inspecting the crawl space, he confirmed that the dampness and moisture issues were coming from the exterior wall next to the driveway. He explained to the homeonwer that water could seep into the crawl space through cracks or gaps in the foundation, especially if the area was not properly sealed and protected. To tackle the homeowners concerns, our Project Manager proposed a two-step approach. First, he recommended encapsulating and insulating the crawl space using our CleanSpace encapsulation. Then he recommended installing the SaniDry Sedona and SmartJack Support System to fully support the wall and ensure no moisture would penetrate the barrier.

Our crew began their work by clearing out any debris and cleaning the crawl space thoroughly. Then they installed a heavy-duty vapor barrier across the entire crawl space floor and up the walls, ensuring there was an airtight seal. This barrier would effectively isolate the crawl space from external moisture sources, keeping it dry and protected. Next, to combat the excess humidity within the crawl space, our crew installed a Sanidry Sedona dehumidifier. This energy-efficient dehumidification system would remove excess moisture from the air, preventing the growth of mold and mildew while maintaining a healthy humidity level throughout the crawl space. Finally, our crew introduced the SmartJack Support System to address the structural damage related to the wet wall near the driveway. They placed the adjustable steel jacks beneath the sagging areas, providing the wall with immediate stabilization and support to the foundation.

Now this homeowner could enjoy the peace of mind that comes with a dry and healthy living environment because of the encapsulation and structural support we provided.

Family in Ann Arbor, MI with Water Seepage Problem has SuperSump Installed

A family in Ann Arbor, MI had been noticing water seepage and dampness in their basement for quite some time. The problem worsened during heavy rainfalls, leaving behind unsightly water stains and causing damage to the belongings they had stored in the basement. Concerned about the potential structural issues and the negative impact on their property value, they decided to seek professional assistance.

When the project Manager arrived to assess the property, he began by conducting a thorough inspection of the basement, examining the walls, floors, and any visible signs of water intrusion. It was evident to him that hydrostatic pressure was causing water to seep through the foundation walls and collect on the basement floor. Based on his assessment, he determined the best solution to solve their water intrusion problems was to install the WaterGuard Drainage System.

When our crew arrived, the first step was to prepare the basement walls by creating a narrow trench along the perimeter, just above the foundation footing. With the trench prepared, our crew placed the WaterGuard drainage channel. This system features a durable plastic construction with a wall flange design that allows water to enter the channel while preventing debris from clogging it. Once the WaterGuard system was installed, and the trench resealed, the next step was to install the SuperSump Plus. The SuperSump Plus features a powerful pump, an airtight lid, and a built-in alarm system to alert homeowners in case of any pump failures.

With the installation of the WaterGuard system and the SuperSump Plus sump pump complete, this homeowner could finally bid farewell to their basement water woes.

Basement with Previous Water Damage in Ann Arbor, MI gets Waterproofed with WaterGuard

A homeowner in Ann Arbor, MI had experienced water damage problems in their basement a few years ago, leaving them concerned about its long-term stability. Determined to protect their investment and create a secure living space, they reached out to friends and family for recommendations. The homeowner had no immediate concerns, but they were contemplating finishing their basement to add property value and maximize their living space. However, before investing thousands of dollars into a basement remodel, they wanted to analyze the foundation of their home. Understanding the significance of getting the project done right, they reached out to us for a solution.

When our Project Manager arrived, he began by inspecting the basement, taking into account the previous water damage and the age of the house, which was built in 1965. Once he had completed his inspection, he crafted a tailored solution that would not only address the existing water damage but also provide long-lasting protection to this family. He first recommended they install the WaterGuard Drainage System to address the waterproofing needs and then recommended the SuperSump Plus to ensure the water was being removed efficiently. The WaterGuard, a french drain system, is designed to capture water seepage and direct it away from the basement, preventing it from causing any damage. This specific system features a design that allows it to be installed without requiring any external digging or excavation. Furthermore, he proposed installing the SuperSump Plus sump pump system. This sump pump uses a powerful pump, a durable liner, and an airtight lid to ensure its collecting water and redirecting it away from the basement,

When our crew arrived to install the systems, they began by excavating a small section of the basement floor along the perimeter, creating a trench for the WaterGuard system. The drainage pipes were then installed, ensuring that any water entering the basement would be collected and diverted towards the SuperSump Plus sump pump. After the WaterGuard system was securely in place, our crew set up the SuperSump Plus. They positioned it at the lowest point in the basement, allowing it to collect the most amount of water.

Happy to have their concerns addressed, the homeowner now had a robust waterproofing system in place, safeguarding their basement from potential water damage and providing the foundation for a worry-free remodeling project.

Family in Ann Arbor, MI with Cracks in their Basement has their Peace of Mind Restored with the WaterGuard

A homeowner in Ann Arbor, MI had been eyeing a horizontal crack in their wall with water seeping through for some time. Despite having addressed the issue of sagging in the main floor before, they remained somewhat apprehensive about the situation. They voiced their concerns to us and we were determined to alleviate their concerns and provide an effective long term solution.

When our Project Manager arrived at the home, he began his assessment of the basement. Upon further inspection, he identified the horizontal cracks as a potential source of the water infiltration. He then consulted with the homeowner to discuss not only the crack repair but also prevent any future water-related issues. To accomplish this, he decided to employ a combination of the WaterGuard Drainage System, SuperSump Plus sump pump, and Carbon Armor Wall System to combat their basement waterproofing problem.

The first step when our crew arrived was to install the WaterGuard Drainage System. Our crew began by excavating a shallow trench along the perimeter of the affected area, then proceeded to lay the drainage channels along the trench. The WaterGuard also features a unique design that ensures it remains free from clogs caused by soil or debris. To address the issue of excess water buildup, our crew installed the SuperSump Plus. This sump pump system is designed to handle high pumping volumes, ensuring efficient water removal from the basement. Equipped with a powerful cast iron pump, the SuperSump Plus can effectively discharge water away from the property, keeping the basement dry and minimizing the risk of damage to the belongings or property. Finally, our crew would install the Carbon Armor wall system. Recognizing the importance of reinforcing the compromised wall, they utilized the Carbon Armor to provide additional support to the cracked wall, preventing further horizontal movement and potential structural issues. The Carbon Armor consists of strips made from high-strength carbon fiber, which are applied to the wall using a specialized epoxy resin. This technique creates a durable bond and significantly enhances the wall's stability, effectively resolving any of the concerns about sagging or structural problems.

With the installation of the WaterGuard Drainage System, SuperSump Plus sump pump, and Carbon Armor Wall System, we provided this homeowner with a comprehensive and reliable solution that not only addressed the immediate problem but also offered long-term peace of mind.

New Homeowner in Ann Arbor, has Leaking Basement Solved with WaterGuard and Carbon Armor Wall System

A homeowner in Ann Arbor, MI had just moved into their new house. They were excited to finally begin a new chapter in their life, but soon realized that there was a major problem with the home. Every time it rained, water would leak through the walls of the basement, leaving large puddles on the floor and damaging some of their belongings. They were more concerned about the long term damage that could be caused to the basement, as well as the health risks associated with mold growth. They knew they needed to take action to solve the problem, but didn't know where to start. At first, they talked to neighbors and friends in hopes someone would have a solution, then they were advised to research some basement waterproofing companies nearby, which led them to setting an appointment with us.

When our Project Manager, who specializes in basement waterproofing, arrived, he conducted a thorough inspection of the basement and determined that the water was entering through cracks in their walls. Because of these vertical cracks he recommended a combination of the Carbon Armor and WaterGuard Drainage System as the best solution to solve this homeowners problem.

The Carbon Armor system is a high-strength carbon fiber material that is designed to reinforce foundation walls and prevent further cracking, while the WaterGuard Drainage System is an interior basement drainage system that collects water seeping in through the walls and channels it to a sump pump system that pumps it away from the home. Our crew got to work installing the Carbon Armor system first. They cleaned and prepped the walls before applying the carbon fiber strips, which were secured in place using a special epoxy adhesive. Once the Carbon Armor was installed, our crew moved on to the WaterGuard Drainage System. They began by excavating a trench around the perimeter of the basement floor. Then, they proceeded to install the WaterGuard drainage channel in the trench and cover it with a layer of clean stone. Our crew made sure to connect the drainage channel to a sump pump system, which would pump the water out of the basement and away from the home. After several hours, our crew finished the installation of both systems. The homeowner was amazed by the transformation of their basement. They no longer had to worry about water leaking through the walls, and could finally use the basement as additional storage space without fear of water damaging their stuff or mold growth.

In the end, the homeowner was thrilled with the results and grateful for the expertise and professionalism of our crew.

Family in Ann Arbor, MI has Their Basement Wall Crack Reinforced With The Carbon Armor Wall System

A family in Ann Arbor, MI had noticed a large vertical crack in their basement foundation wall. Despite the fact that no water was coming through the crack, they had begun to experience the unpleasant effects of mold growth and musty odors in the basement. Concerned about the safety and integrity of the home and their children, they decided to seek our help to address the issue.

After we scheduled a consultation with the homeowner, we sent one of our Project Managers, Ted, to assess and conduct a thorough assessment of the family's basement and foundation. He determined that the cause of the mold and odors was likely due to the crack in the foundation wall, which was allowing moisture to seep into the basement. To address the issue, he recommended they install two systems - the Carbon Armor Wall System and the WaterGuard Drainage System. The Carbon Armor Wall System is designed to provide additional support to the foundation wall, preventing further cracking or shifting, while the WaterGuard System is designed to collect any water that may be seeping into the basement and direct it towards a sump pump, which then pumps the water out and away from the foundation.

The Carbon Armor wall system consists of carbon fiber strips that are adhered to the wall using a high-strength epoxy. Once installed, the Carbon Armor Wall System adds strength and stability to the foundation wall, reducing the risk of further damage. While the WaterGuard Drainage System is installed along the perimeter of the basement floor and is connected to the sump pump, ensuring that any water is promptly and efficiently removed from the basement, preventing mold from building up.

Not only did the systems eliminate the mold and musty odors in the basement, but they also provided this family with peace of mind, knowing that their basement was now stronger and more secure. These two systems worked together to prevent further damage, protect the structural integrity of the home, and improve the overall health and safety of their living environment.

Building Owner in Ann Arbor, MI has Leaking Foundation Sealed and Drained with WaterGuard Drainage System

A commercial building owner in Ann Arbor, MI was having problems with water leaking under the foundation of their building. This issue had only started once they added 5 new stories to the building, in effect, this was causing mold to grow and health issues to arise for the building's occupants. The building owner knew that this was a serious issue that could have long term consequences and it needed to be addressed immediately. That's when they reached out to HomeSpec BasementFix in order to find a solution to their problems.

The first thing we did was send a Project Manager with experience in waterproofing to assess the property. The Project Manager arrived promptly and began a thorough inspection of the building. After assessing the situation, the Project Manager discovered that the cracks in the foundation due to the stress of the added weight was allowing water to leak into the building. The Project Manager then proposed a solution that involved installing the WaterGuard Drainage System to drain the water away from the foundation and the UltraSump Sump Pump to collect and carry the water away and prevent further damage to the building foundation.

Once our crew arrived on the scheduled day to install the systems, they first began by digging a trench around the perimeter of the building to install the WaterGuard Drainage System. This system would intercept the water that was seeping into the foundation and direct it towards the UltraSump Sump Pump. The crew made sure that the trench was deep enough to accommodate the WaterGuard Drainage System and that it was sloped towards the sump pump. Next, our crew installed the UltraSump Sump Pump in the lowest point of the building's foundation. They carefully dug a hole to fit the sump pump and connected it to the WaterGuard Drainage System. Our crew also made sure to install a battery backup system to ensure that the sump pump would continue to operate even in the event of a power outage.

Once the systems were installed, our crew cleaned up the worksite and also explained to the building owner how to maintain and operate the systems properly to prevent any future issues. The owner was more than impressed with our crew's professionalism and efficiency in completing the project. They were relieved that the problem was finally solved, and they could now have peace of mind knowing that their building was protected from water damage. In the end, the building owner was happy with the waterproofing solutions provided by HomeSpec BasementFix and would recommend them to anyone experiencing similar issues.

Sinking Foundation in Ann Arbor, MI Re-Leveled with The Helical Support System

A homeowner in Ann Arbor, MI was growing increasingly concerned with the condition of their basement. They were noticing over time that the floors in the basement had started to shift, and this was more pronounced when they tried to sit on the couch and realized they were not level with the other half of it. With the house being built in 1917, this homeowner understood some parts were older and would eventually need to be remodeled and this is what led them to contact HomeSpec BasementFix in order to start the process.

Chris, one of our Project Managers experienced in foundation repair services, was called out to the property to further discuss these homeowners concerns and address their sinking foundation. After explaining to the homeowner about how foundation settlement occurs, Chris began his detailed inspection and noted how the floors in the basement were shifting away from the walls, due to the void caused by the soil underneath completely washing out. Finding this homeowner a permanent solution to their troubles was exactly why he recommended the Helical Pier Support System to this homeowner.

Helical Piers are essentially steel beams with helical plates welded to the bottom in order to screw deeper into more competent soil. When the soil dug out for the foundation is compromised, and can no longer support the weight of the home, it washes out, leaving an empty space that the foundation settles into. This is what causes cracks in the walls and the floors to separate. The Helical Pier Support System is ideal for this homeowner because of its ability to transfer the weight of the home through the piers from weak soils to newer load bearing soil, or even bedrock. Our crew would then lift the foundation back to level, thereby solving this homeowner's sinking foundation problem.

With the homeowner reassured by the 25 year warranty on the Helical Pier Support System, they were ready to begin renovations while maintaining their peace of mind.

Basement Leaks and Foundation Settlement Solved with Helical Piers and WaterGuard in Ann Arbor, MI

A homeowner in Ann Arbor, MI, was re-painting their basement when they came across a large puddle forming in a corner where the floor and the walls meet. Not wanting to damage anything of value in the basement, they began to move items to upper levels. Upon further inspection, a large vertical crack that went from floor to ceiling was also discovered. Having no experience with issues like this in the past, the homeowner began to search for possible causes of basement leaking and cracks in the foundation. In their search for basement waterproofing solutions nearby, they came across HomeSpec BasementFix, a foundation repair contractor best fit for the job.

A Project Manager who had experience with basement waterproofing systems was selected to perform a detailed inspection of the property free of charge. After consulting with the homeowner about their concerns, horizontal cracks in the basement floor were also brought to his attention during the inspection. This, along with the leaking basement, led him to believe the cause of the cracks in the foundation was due to expansive soils. When the foundation was built, soil was “backfilled” to replace the tightly packed soil that was dug out. Backfilled soil does not hold the same watertight properties as undisturbed soil, and when excess water accumulates, it exerts pressure on your foundation walls, causing it to crack, or bow inwards. The Project Manager explained that leaving this foundation repair unaddressed could cause it to fail. After proposing a custom solution that involved Helical Piers and a WaterGuard drainage system, our crew set out to work on the repair.

The first step in this foundation repair was to address the leveling of the foundation. The Helical Pier Support System is an ideal solution because it allows for the weight of the foundation to be transferred to newer load bearing soils through the piers. The helical plates welded to the shaft are advanced into the ground and adjusted to meet the requirements of the home; then the foundation is lifted back to its original level, providing a safe solution that offers peace of mind to the homeowner. The next step in this process was for our crew to waterproof the basement using our WaterGuard Drainage System. This basement waterproofing system is specifically engineered to intercept water at the perimeter of the basement and drain it away. WaterGuard is designed not to sit on the dirt, unlike other traditional piping systems, so clogging from soil, dirt, and debris is not an issue.

After having their basement waterproofed and the foundation raised back to level, this homeowner was satisfied with the quality and efficiency of our crew and was happy to recommend HomeSpec BasementFix to neighbors in need of foundation repair.

Basement Vapor Barrier and Drainage System Prevent Wet Basement in Ann Arbor, Mi

This Ann Arbor, Mi homeowner was moving his furniture around to rearrange and make room for a new couch they were going to be ordering. However, as they began moving things around, they discovered multiple wet spots under the carpet near the walls in the basement. Becoming concerned of water leaking into the basement and the threat of mold growth under the carpet if this wasn't handled properly, they began looking for contractors specializing in basement waterproofing near Ann Arbor, Mi. A family friend who had previous basement waterproofing work done by HomeSpec Basementfix referred the homeowner to us.

Familiar with the Ann Arbor area, we sent a project manager skilled in basement waterproofing needs to meet with the homeowner and discuss the situation in more detail. All of our staff are specialized in their fields, to provide a custom approach and ensure those we work with are truly taken care of. After hearing the homeowner recount their experience in more detail, our project manager would begin a thorough inspection of the problem area to both determine the causes of the problem and help provide a customized solution that would best help them. After seeing the situation firsthand, a two-part solution set was proposed. We would want to catch the water leaking through the walls with a vapor barrier and then redirect it through a proper drainage system.

Our crew would install the water guard basement drainage system to help filter water discreetly to a designated basin or sump pump. Water Guard is designed with special modular wall flanges that allow a customized shape that follows the perimeter of the basement wall and collects the water to redirect. Set to sit along the foundation footing, this systems design prevents mud clogging and is easily concealed under the main concrete floor once finished. During the installation, our crew was careful to uncarpet and temporarily remove some of the stairs to run the system all the way around the perimeter, which we had our crew of course, reinstall carpet and all once finished.

To ensure that the water was collected and prevent any more moisture problems, we used the CleanSpace basement vapor barrier along the basement walls. This specially designed material is both heavily tear-resistant, antimicrobial to prevent the growth of mold and pests, while remaining flexible and customizable.
With their basement waterproofing needs satisfied, the homeowner could continue to remodel and reorganize their home without worrying about any future basement water leaks or water damage.

Ann Arbor, Michigan Basement Crack Repair Proposal

This Ann Arbor, Mi couple found themselves in need of a basement crack repair contractor, when unattended vertical cracks along their walls were allowing increasing amounts of water in with the rainfall. A family member of theirs would refer them to HomeSpec because of his satisfaction with our previous Basement Waterproofing done. This would put the homeowners in touch with project manager Dave, who would conduct a thorough inspection throughout the house and problem areas alike, to identify the cause, best solution set, and any other possible concerns.

David began his proposal by addressing the original reason for his visit, the cracks. The cracks could be addressed with a high-pressure urethane crack injection which seals the crack and prevents water from leaking through. The process is quick, easy, and permanent. However, it was also recommended to install a carbon fiber power grid along slits that would be dug into the cracks to prevent them from spreading more with the wall’s natural movement. Dave also noted that part of the reason for the water damage was that the sump pump wasn't properly installed, so it was best to have it reinstalled properly, have its plexiglass sump cover resealed and extend the discharge farther away from the house to ensure water would be less likely to seep in through walls and windows.

The couple was left satisfied, and happy to have had Dave inspect things properly and address issues before they became potential problems, agreeing to having the work done in October. The best part being, since they were referred using our referral program, they would get a discount on the work, and their family member would receive a $50 bonus reward as well. Good reliable work done, money saved, and a bonus incentive all for a happy client.

Ann Arbor, Mi Residents Think They Need Basement Waterproofing but Crawl Space Encapsulation Was The Answer

A family in Ann Arbor, Mi had been starting to smell what they believed to be dampness or mildew spreading through their 1942 home. They believed the smell was likely a result of unseen wet basement problems but weren't entirely certain where water could be leaking into the basement from. Nevertheless, they felt a basement waterproofing specialist near Ann Arbor should be contact, especially since they wanted to convert the basement to a home office down the line as well.

Project Manager Chris met with the family, and understood their concerns, beginning an inspection process that turned out to have surprising results. Chris couldn't find any indication of water damage, or leakage in the basement, but the smell the family mentioned was readily apparent. The actual cause turned out to be the crawl space below, unkept for many years with a bit of evident standing water. Chris explained his findings to the family and proposed having the crawl space cleaned out and encapsulated properly to address the situation.

Our crew began by removing the mess of debris that spread sporadically throughout the crawl space and draining the standing water immediately, there wasn't a lot of room to work with, but our team persevered. The main task here was the installation of the CleanSpace crawl space encapsulation system; a 20 mil-thick-liner manufactured in 7 layers consisting of a mix of both low- and high-density polyethylene blends for both durability and flexibility. With its antimicrobial additive woven into the material, it ensures no new mold growth and less pests.

The homeowner was happy to have contacted HomeSpec for an expert opinion, rather than getting unnecessary basement work done, which could've cost them quite a bit before addressing the actual problem.

Multiple Vertical Cracks in Basement Wall Repaired in Ann Arbor, Mi

The Ann Arbor, Mi family found not one, but four vertical cracks in their basement's concrete walls that needed to be repaired. A coworker of theirs referred them to HomeSpec Basement fix as a specialist in basement crack repair and basement waterproofing near Ann Arbor. After initial contact, we sent our representative, Erik, to meet with the family and conduct an inspection of the problem at hand. These vertical cracks were a bit more damaging than originally inspected, but still easily handleable by our crew. We had our crew fill them with a high-pressure urethane crack injection (This seals the crack and prevents water from leaking through. The process is quick, easy, and permanent) to fill out the cracks before installing fiber power grids along dug out slants through the cracks to prevent any future spreading of the cracks from the wall’s natural movement over time. The entire process was quick, thorough, and provided a long-lasting solution.

Ann Arbor, Property Management Company Has Leaking Rod Holes Fixed

A property management company in Ann Arbor, Mi recently bought a new property to rent out. However, once the previous owners had removed their furnishings, rod holes became clearly visible, as well as stains running down the wall showing signs of past water leaks. Knowing how this could affect their property value, they recalled previously having basement crack repair work done by HomeSpec on a different property.
Remembering the positive experience with the basement waterproofing company, they had prior, they asked to meet with representative Brian by name. Brian was delighted to meet with them again and sat down to discuss what their concerns were with this new property. After a thorough inspection to ensure no more problems were hiding just out of sight, Brian outlined the steps that would be taken towards resolving the problem at hand.
When the foundation of the basement was originally poured during construction of the home, metal rods were used to hold the forms together until the concrete had cured. At which point the rods were removed, leaving holes to be filled with balls of hydraulic cement. These fillings, however, are prone to wear and tear, and often can lead to leaks during rainy weather over time.
HomeSpec wants to make sure we provide long-lasting, reliable solutions. Our crew began by using a water swelling hydrophobic polyurethane grout made from materials that absorb and repel water, before filling the gaps with Seal-Boss foam as well (a hydrophobic water stop foam injection), and another hydrophobic polyurethane grout to top it off flush against the walls surface. Finally, surface bonding material is smoothly applied to give the whole project a cosmetically appealing finish.
The company was satisfied knowing they retained their value and could rely on HomeSpec as the best company for basement waterproofing, home foundation repair and cracked concrete repair, with outstanding service, and reliability.

Backup Battery Sump Pump Alleviates Homeowner Wet Basement Fears

A family in Ann Arbor Michigan had recently moved into a new home. Their previous home had experienced repeated wet basement problems and water damage due to faulty sump pump situations. The new homeowners wanted to ensure that something like that wouldn’t be an issue in their new home. Noticing the HomeSpec work log left by their sump pump, they realized their new home had previously been worked on by the company. The homeowners decided to reach out to HomeSpec to discuss their upkeep options and discuss their concerns stemming from their previous homeowner experiences.

HomeSpec in turn sent out Keith Brown to sit down with the family and talk over all their concerns. During their discussions, the family revealed that part of the reason for some of their previous basement water problems was whenever power would go out during a heavy storm, the pump would be left nonfunctional.

Keith informed them of the best possible solution to put their worries at ease. That being the UltraSump Battery Backup System. This system would automatically kick in if there was any loss of power, with a small alarm to notify owners that something went wrong in the first place. This powerful battery system can help pump out in excess of 11,500 gallons of water on a fully charged battery.

The family’s mind was able to be put to ease after the installation, knowing they now had a solution to all their previous stress. The new pump could outlast other styles many times over, and with the battery backup ready to go in case of emergency, they no longer had to worry about their basement flooding.
