The owners of this Saline, Michigan home were planning on flipping the house, but needed to address the wet basement issues first. The basement is only 4 ft. underground, but still suffered from dampness after rain. Water would seep in through the concrete block walls, especially toward the bottom of the wall.

The biggest sign of this water damage was the efflorescence on the walls (white powder) which is caused by the loss of lime salt. There was also much discoloration on the floor and walls. The basement needed to be waterproofed before it could be finished, so HomeSpec got to work!

Foreman Jerry Blevins and his crew installed a WaterGuard French Drain System around the perimeter of the basement, which collects water before it seeps in. Instead, the water is deposited into the brand new TripleSafe Sump Pump which will funnel it far from the home – keeping things dry even during storms.

The owners can now finish the space, and whatever family ends up in the home later will have peace of mind knowing their basement is dry and healthy!

Upon receiving the homeowners call, we scheduled a visit with our Project Manager to assess the situation. He began by thoroughly examining the crack to determine its extent and potential underlying causes. After he completed his inspection, the Project Manager confirmed that the crack was indeed the source of the water leaking into their basement. To ensure a long-lasting solution, he proposed a multi-step approach to solving this homeowners problem. He explained to the homeowner that his plan involved installing the UltraSump Sump Pump, High Pressure Urethane Crack Injection, and the Carbon Fiber Power Grid.


The first step in the process was for our crew to install the UltraSump system. This sump pump was designed to remove any water that entered the basement and featured a durable, airtight liner that would prevent future leaks. Next, our crew moved on to addressing the vertical crack itself. They started by cleaning the surface around the crack to ensure a solid bond during the repair process. Then, to seal the crack and prevent any further water penetration, our crew utilized the High Pressure Urethane Crack Injection. This method involved injecting a specialized urethane material into the crack under high pressure, allowing it to fill and seal the entire length of the crack. This technique provided a watertight barrier, while also allowing it to flex as the concrete shifted over time. To reinforce the structural integrity of the wall and prevent any potential future cracking, our crew installed the Carbon Fiber Power Grid. This advanced solution involved bonding a series of carbon fiber straps directly to the cracked wall. These straps were incredibly strong and lightweight, providing substantial reinforcement while minimizing any added strain on the foundation.

A homeowner in Saline, MI  had been struggling with water infiltration in their basement for several years and it was finally reaching a point where their daily life was beginning to get affected. They first called in a plumber to snake the storm drain, but the snake couldn't get through, and they were still having water coming in. Then they suspected that the drain tiles were broken, and they were worried because they wanted to fix it right, in case they decided to sell the house and get the maximum value out of it. On the day of install, our crew arrived and began by excavating a perimeter around the basement wall in order to install the WaterGuard, after the trench was dug, they placed the system on the foundation footing in order to prevent the drain from clogging. Next, the Waterguard was hooked up to the TripleSafe System in order to ensure the water could be removed from the property in the event of another flood. Lastly, our crew would install the CleanSpace Wall System around the perimeter of the basement to ensure the walls stayed dry and the basement free of any moisture. 

By addressing these issues, these homeowners were able to maintain the value of their property and ensure that the next homeowner would not have to deal with the same problems they faced.  The WaterGuard drainage system would be the perfect fit solution for this problem. WaterGuard is a customizable piping system engineered specifically to solve basement water problems without worry of clogging. WaterGuard has a special wall flange that creates space between the floor and wall, allowing wall seepage to drain away seamlessly to the designated basin, where the crew would install the TripleSafe sump pump. As the name suggests, this system uses 3 pumps, a powerful primary 1/3 hp pump to handle traditional needs, a secondary 1/2 pump to help offset extreme cases of rising water levels as well as to serve as a backup should the first fail, and the third pump as a battery powered backup system in case of a power outage or other emergency that could hinder the first two while being capable of discharging up to 11,500 gallons of water on a single charge.
