Concrete Repair and Crack Repair in Chelsea, MI
This homeowner contacted HomeSpec because he discovered cracks in his basement wall coming from an egress window (as shown in the photos). Over the summer, the cracks would leak after heavy rain, even after he extended the downspouts near the window.  Our crew sealed the cracks with our polyurethane sealant, and reinforced them with carbon fiber power grids. This ensures the cracks will not worsen or leak again.  While there, we also leveled the concrete walkway using our PolyLevel system, and sealed the joints. To do this, an expanding polyurethane foam is injected under the concrete slabs, which then raises and levels them.
Sinking Home Solved with Helical Piers in Chelsea, MI
A homeowner in Chelsea, MI was approaching her home with an old friend visiting for the first time, when they mentioned noticing something didn't look right. Perplexed, they took a closer look and discovered that the house was sinking on one side, leading the homeowner to believe their foundation was failing. Sometimes we become so accustomed to our surroundings we don't realize somethings wrong until we get an outside perspective. In an attempt to prevent major structural damage, they consulted friends to find the best foundation repair companies nearby. HomeSpec BasementFix was recommended to them as the best fit for this repair.Mark, a Project Manager with related experience in foundation settlement repair, was sent to the home to conduct a detailed inspection of the property and further address the homeowners concerns. Upon completing the inspection, Mark explained that over time, due to weather conditions, the soil dug out to build the foundation can become weaker due to excess moisture or a lack thereof. This can lead to weaker soils being unable to support the weight of the home and cause a void that the foundation sinks into. This process doesn't happen overnight, but if left unaddressed, can cause the foundation to crumble and destroy property value. After the homeowner was made fully aware of the situation, Mark recommended a solution that involved the Helical Pier Support System to bring the foundation back to proper level and restore the structural integrity. The first step in this foundation repair was for our crew to dig out the soil around the foundation and install steel brackets for the Helical Pier System to attach to. Helical Piers are made of Galvanized steel to withstand corrosion and effectively act as a permanent solution. The helical plates welded to the shaft of the piers are used specifically to screw deep into the ground in order to reach more competent soils that can support the weight of the foundation. After the piers are adjusted to the appropriate height and screwed into the newer soils, the foundation is lifted back to level. Helical Piers address the root cause of homeowners sinking foundation repair by providing a sense of reliable security and a clean final installation. The homeowners found themselves relieved from the stress of a problem that they didn't even realize was prevalent at first. They were grateful both for their friend's honesty in what they saw, and the quality of service provided by HomeSpec BasementFix.
Fowlerville, MI Basement Waterproofed
A homeowner needed help because his basement had water seeping in between the wall and floor. This combination ensures that the homeowner will always have a dry basement, even if the power goes out or his sump pump fails. MORE: Installing a Sump Pump? Make Sure It Has an Alarm
Wet Water Damaged Crawl Space Gets Waterproofed in Palmyra, MI
These Palmyra, Michigan residents had a huge problem - their crawl space was always wet. With it always being wet and muddy, awful smells often accompanied it. They installed a makeshift vapor barrier as an attempt to keep water out. But then after a heavy rainfall, the old sump pump failed and the crawl space flooded - ruining the vapor barrier.  HomeSpec designed a custom solution to prevent this crawl space from flooding again, and to eliminate any odors coming from it. We installed a perimeter drainage system that connects to a new sump pump, much more powerful and long-lasting than the previous one. We also sealed the walls and ground off with our CleanSpace Vapor Barrier. This blocks humidity, water, and water vapor from infiltrating and instead directs it to the drain and sump pump.  Now these homeowners have peace of mind with their dry, healthy crawl space.

Basement Walls and Floor Tiles Installed in Bridgewater, MI
After having HomeSpec waterproof their basement, these homeowners contacted us again but to install basement finishing products this time. After showing them all of their options, the homeowners chose the sandstone gray ThermalDry® basement floor tiles and paired them with the Everlast™ Finished Wall Restoration System.  The floor tiles increase the temperature of the basement floor and provide a clean look. The wall restoration system installs to the bottom half of the drywall. This is because water damage only occurs to the bottom of the wall if water seeps in, so this system prevents that since its made of inorganic materials - it won't rot or grow mold.
