In 2022, a family moved into a home in Plymouth, MI. Over the last couple of years, the finished basement has suffered water damage during heavy rains. It had gotten so bad that the children were no longer able to play downstairs. The family installed a sump pump hoping to solve this problem; however, the next time it rained the sump pump proved ineffective. They were ready to finally be done with these leaks so they called HomeSpec Waterproofing and Foundation Repair.


Jeremiah, a project manager for HomeSpec, went to the home to do an inspection. He saw the sump pump the family had purchased as well as the areas where water intrusion in the basement occurred. He shared with them that a sump pump was a good idea, but that it alone was not enough to stop the water. Jeremiah proposed using a powerful sump pump that is compatible with an interior drainage system using WaterGuard® french drains. These drains would line the majority of the basement walls which would reach where the previous sump pump could not. He also suggested using the Everlast Wall Restoration System which is a waterproof basement finishing material and a
SaniDry Sedona Dehumidifier. The homeowners agreed to use these products. HomeSpec’s foremen, Brandon and Rick, led the installations for this project. The family was happy to have their usable basement back for the whole family when the work was completed.

A homeowner in Plymouth, MI had been using their basement as a gathering space for friends on the weekends and a place for family during the week. Unfortunately, water was leaking into the basement where the floor and the wall met, creating an inconvenience and a potential safety hazard for the family and the guests that would come over. Recognizing the need for a waterproofing solution, the homeowner sought out to address the water leakage and create a safe and dry environment in the basement.

We sent one of our qualified Project Managers to the property to address the homeowners concerns and assess the damage to the basement. Upon inspecting the area, he concluded that the best way to move forward would be to install the WaterGuard Drainage System and the SuperSump Plus. 

Once our crew arrived to install The WaterGuard Drainage System, they began by excavating a small trench along the perimeter where the water was entering, ensuring that no debris could affect the installation process. Our crew would then place the WaterGuard within the trench, positioning it to collect water from the wall-floor joint and other potential entry points. The french drain system was installed on a bed of clean stone, ensuring it would not clog due to mud or other debris. This approach provided a reliable means of capturing and redirecting water away from the basement, mitigating the leakage issue. Next, our crew installed the SuperSump Plus sump pump system. Designed to handle high volumes of water, this system comes with a durable cast-iron sump pump with an automatic switch, enabling hassle-free operation. The SuperSump Plus system is complemented with an airtight lid that prevents the escape of odors and moisture, as well as a WaterWatch Alarm to alert homeowners in the event of pump or power failure.

This system helps to prevent water from entering the basement and causing further damage. The EverLast Wall Restoration System, on the other hand, is a solution designed to prevent wall bowing and damage, making it ideal for properties with foundation problems. 

Our crew arrived at the property on the agreed date and began by digging a trench around the perimeter of the basement floor to install the WaterGuard Drainage System. Then, they placed a special drain pipe within the trench and covered it with gravel to ensure proper drainage of the water away from the basement. Next, the crew installed the EverLast Wall Restoration System, which involved removing any damaged sections of the wall and replacing them with new, reinforced panels. This process helped to strengthen the walls and prevent any future bowing or damage. The crew worked diligently to complete the installation, ensuring that nothing was left unchecked before they left the property. 

With the Project Manager's assessment and proposed solution, along with the hard work and expertise of the crew, this family was able to immediately experience improved air quality and a dry basement.

Plymouth, Mi Sinking Garage Needs Foundation Support and Concrete Leveling

In Plymouth, Mi, a long-time homeowner had a unique standing garage in his backyard. However, over the course of a few years he’d noticed the garage settling and sinking approximately 3 inches. There was a large slope right behind it, where water was washing out and eroding away. The foundation that the garage was built on was most likely a poorly constructed trench system that needed correction. The sinking of the garage unit had also caused cracks to appear on previously caulked sides of the structure as well. Mark agreed that it would be in everyone’s best interest to take steps to prevent the situation from getting out of hand, and proposed using the helical pier support system to help restabilize the structure focused around the sinking corner. Explaining the process in detail to ensure the homeowner understands the reasoning behind each step.

A helical pier owes its name to the helical plates welded to the pier shaft. These plates help to pull the pier into the soil during installation and provide anchoring strength as the weight of the foundation or structural element is transferred to the pier.

Plymouth, Mi Concrete Leveling via PolyLevel Injection and Concrete Driveway Crack Repair

A Plymouth, Mi homeowner was growing tired of tripping over their own driveway constantly. The driveway was sunken and uneven, sloping in on itself to the point that water would collect there and continue to worsen the problem over time. The need for a concrete leveling contractor or a driveway crack repair specialist led him to being to our project manager, Benjamin. Benjamin was able to inspect the situation firsthand, and noted to the homeowner that simply sealing cracks, wouldn't be enough; first, they would need to level the concrete back into alignment with the other slabs.                            

 

Our crew would address this situation using the PolyLevel injection system. PolyLevel is an expanding polyurethane foam that is injected beneath the concrete to fill the gaps caused by soil erosion and raise and stabilize the concrete surface, a lightweight but powerful long-term solution, that's often found to be more effective than traditional mudjacking. Once the PolyLevel was cured, it was ready to be used within 15 minutes, allowing our crew to seal the cracks with the climate and UV-resistant NexusPro sealant along the concrete cracks and joints alike.
