Challenge
This beautiful 1930's home was built in Burton, Michigan over a crawl space. Like many homes do over time, half of the foundation started settling. This became a problem when the homeowners decided to sell the house in 2020 - an inspection revealed the foundation issues and the homeowners had to repair them before selling. A structural engineer proposed installing a minimum of 13 piers, but another company told them they needed 26. The professionals at HomeSpec concluded after an inspection that 13 piers were more than enough to stabilize the part of the foundation that was settling.
Solution
Normally, the foundation would also be lifted to its original position, but in this case it could not because it came with too many risks based on the opinions of our experts. Eventually everyone agreed to only stabilize the foundation to prevent it from further movement. 13 helical piers were installed in one corner of the home along the two walls. The crawl space also needed some extra support so 2 support posts were installed. With the foundation now stabilized with a warranty to boot, the new homeowners don't have to worry about the structural integrity of their new home!
