A homeowner's mother had watched their kitchen floor slowly sag over the course of ten years, and when they recently got their kitchen remodeled a few years back, the problem only worsened. It was becoming increasingly alarming for them. They realized that they needed a crawl space repair contractor for floor support near Atlas, Mi. A work friend who had foundation repair work done the previous year, referred them to us at HomeSpec.
We had our project manager Jesse sent out to discuss the situation in more detail with the homeowner. Jesse would then conduct his own inspection of the property and explore the crawl space through an outside entrance. Thankfully, the homeowners had crawl space encapsulation done in the past, keeping water out and allowing for a smoother investigation to take place. Sure enough, Jesse discovered that the joists weren't appropriately spaced and some of the wooden supports were showing signs of deteriorating over time. When the joists aren't doing their job correctly, the floors in your home will start to sag down, potentially going so far as to separate from the wall.
Solution
Jesse would propose a 28ft supplemental beam be installed, as well as using a proper crawl space support post solution such as our SmartJack system, spread throughout the crawl space. These support posts install underneath the floor joists and raise them to their correct position, providing the support your floors need. These jacks are easily adjustable, meaning any future issues can quickly be resolved. With stainless posts that are compatible with their crawl space encapsulation, the homeowner wouldn't need to worry about rotting crawl space joists any longer.
The adjustable nature of this system helped put the homeowner's mind at ease, as well as allowed us to adapt the solution as a custom fit, perfect for their particular needs.
