Signs of Spring: Your Home Is Sinking, Basement Leaking, Concrete Cracking and More

Signs of Spring: Your Home Is Sinking, Basement Leaking, Concrete Cracking and More - Image 1

Michigan weather is finally starting to turn the corner out of the arctic freeze as temperatures begin to rise. The snow and ice are finally melting, revealing problems that were buried beneath the layers of cold. You can see signs that Spring is approaching by the way your home changes.

Keep an eye out for these symptoms to know if an upcoming Spring is impacting your home:

  1. Settlement issues like sticking doors and windows
  2. Interior and exterior foundation cracks
  3. Bowing or leaking basement walls
  4. Water on the basement floor
  5. Sinking or cracking concrete in your driveway or sidewalk

While it can seem like these problems emerged overnight, they have likely been developing for a long time. Between hydrostatic pressure from soil being saturated with water, freeze-thaw cycles, loose soils that allow sinking and other environmental factors, the elements have strong effects on the entirety of your home. So, what do you do about it?

To combat hydrostatic pressure, the water needs somewhere else to go. One method to accomplish this would be to install an interior drainage system and a sump pump in the basement. Taking the pressure off is important, but it is still vital to secure foundation walls that have begun bowing. For soils that allow settling of foundations, there are methods like helical piers to lift the home, or, in the case of concrete, there is PolyLevel® Injection Foam
