A homeowner in Ann Arbor, MI needed help with their unlevel concrete. Slabs throughout the driveway, sidewalk, and garage had shifted throughout the decade since moving into this home. They suspected the trouble with sinking concrete was caused by a family of chipmunks and a mole. With no plans to move, the homeowner decided to fix the driveway, sidewalk, and garage. They called HomeSpec Waterproofing and Foundation Repair for help.
A senior project manager, Elon, went out to the home to evaluate the situation and provide a free inspection. He took measurements of the concerning areas and evaluated the integrity of the remaining areas as well. Afterward, he spoke with the homeowner to come up with a repair plan together. Elon explained that while critters may dig underneath the slabs, they are not the only cause of sinking concrete. The water from the downspout was causing soil to wash away. Elon suggested the repair consist of two parts, leveling the concrete and preventing it from sinking again. The leveling would be accomplished using PolyLevel® Injection Foam and NexusPro sealant would protect the joints. To further prevent soil from being washed away, Elon suggested extending the downspout and installing TrenchDrain™ Grated Draining Pipe. The homeowner agreed to this plan and was happy with the completed results! The team was led by Fred, a PolyLevel Foreman, and saw the project finalized.
An Ann Arbor, MI home had a partially finished basement when a new family moved in. The parents turned the basement into an entertainment area for the child to safely play and watch TV. A homeowner in Flushing, MI requested an inspection from HomeSpec Waterproofing and Foundation Repair to see if the company could level the concrete of their two-car garage. However, when Ted, the senior project manager, began the inspection, he knew this home had other concerns that would need to be addressed. The cracks were caused because the concrete slab was sinking. It had sunk so much that the floor had separated from the wall enough to see light from outside through the gap. Ted highly encouraged the homeowner to have the foundation lifted back to its proper level before repairing the cracks to ensure everything was repaired correctly. The homeowner agreed to have both repairs done by HomeSpec’s team.
The foreman, Ryan, led the team in lifting the garage back into its original place. They dug out the ground down to the foundation and used helical piers on two sides of the garage to lift it. After ensuring the house was secure, the space was filled with dirt. Other HomeSpec teams repaired the concrete cracks after the lift was completed. The homeowner was happy with all of the work and could rest easy knowing the repairs would not be an issue in the future.

Then Jon encapsulated the crawl space by sealing off the floors and wall with our CleanSpace Vapor Barrier. All gaps and joists were also sealed with our SilverGlo Rigid Foam Insulation to stop air leaks. This ensure that no water, moisture, air or pests can penetrate the crawl space. The job was finished off by installed our CleanSpace Vent Covers and an EverLast Crawl Space Door.
This entire process stops cold air from entering the home in the winter, and humid air from entering in the summer. This means no cold floors during wintertime and no musty smells or mildew in the summertime. Overall, this saves homeowners money on energy costs, which they definitely enjoy.
