SmartJackĀ® Lifts and Stabilizes Sagging Floors in Highland, MI Home

Have you ever been worried about your house falling apart? Many people reach their breaking point before their home completely breaks down. In this case, a homeowner in Highland, MI could no longer stand the symptoms of settlement plaguing their home. Some of the signs the home was settling included cracks in the walls of the garage and bedroom, floors sagging and sloping, and doors and windows had become difficult to open. Mark, a senior project manager from HomeSpec, went out to the house to inspect the problems and discuss the homeowner’s concerns. After looking inside and outside, Mark recommended using using two SmartJack® posts to stabilize the beam in the garage instead of the singular one already installed. He also recommended using three SmartJack® posts in the crawl space to offer more support throughout the house and address other problem spots. The crawl space could also benefit from being insulated using SilverGlo™ and then encapsulated using CleanSpace® to reassure other worries about moisture and mold. After listening to Mark’s presentation, the homeowner was prepared to move forward with HomeSpec’s repairs. Two teams led by foremen Jim and Fred installed the products. They kept the homeowner informed as repairs progressed and did a walk-through to review the completed work. The homeowner was happy to see their home in better condition.

New Sump Pump and Waterproofing in Plymouth, MI

In 2022, a family moved into a home in Plymouth, MI. Over the last couple of years, the finished basement has suffered water damage during heavy rains. It had gotten so bad that the children were no longer able to play downstairs. The family installed a sump pump hoping to solve this problem; however, the next time it rained the sump pump proved ineffective. They were ready to finally be done with these leaks so they called HomeSpec Waterproofing and Foundation Repair.


Jeremiah, a project manager for HomeSpec, went to the home to do an inspection. He saw the sump pump the family had purchased as well as the areas where water intrusion in the basement occurred. He shared with them that a sump pump was a good idea, but that it alone was not enough to stop the water. Jeremiah proposed using a powerful sump pump that is compatible with an interior drainage system using WaterGuard® french drains. These drains would line the majority of the basement walls which would reach where the previous sump pump could not. He also suggested using the Everlast Wall Restoration System which is a waterproof basement finishing material and a
SaniDry Sedona Dehumidifier. The homeowners agreed to use these products. HomeSpec’s foremen, Brandon and Rick, led the installations for this project. The family was happy to have their usable basement back for the whole family when the work was completed.

Deteriorating Basement Floor Repair and Waterproofing in Plymouth, MI

A homeowner in Plymouth, MI had an unfinished basement with a concrete block foundation. Unfortunately, water was leaking through the foundation during heavy rains. This repeated water intrusion had caused damage to the walls, floors, and stairs. The homeowner wanted to ensure this issue did not continue to get worse. So, they reached out to HomeSpec Waterproofing and Foundation Repair about receiving a free inspection.


Sidney, one of HomeSpec’s inspection managers, went out to the home and thoroughly evaluated the situation. He concluded the best way to waterproof the basement and discussed a repair plan with the homeowner. They agreed to have HomeSpec install a WaterGuard® interior drainage system, which would connect to an existing basin, as well as a CleanSpace® vapor barrier along the walls of the basement. A foreman named Brandon and a plumber named Rick led the crew in these repairs. While installing the WaterGuard® interior drainage system, they were able to blend the concrete with the deteriorating areas to create a more cohesive aesthetic. The homeowner was happy with the completed project!
