This led them to reach out to HomeSpec BasementFix as the best fit for the project. One of our qualified Project Managers, who specializes in crawlspace repairs, was sent to Pleasant Ridge to discuss concerns with the homeowner and complete a detailed inspection of the property. After informing the homeowner that due to age, mold and even pest damage, traditional supports in the crawlspace can cause the floors in the living space to sag, leading to "bouncy" sensations in floors, and in this case, floors that were sinking towards the middle of the house. After the homeowner had been made aware of the current situation, our Project Manager recommended a solution that would restore this homeowners peace of mind and allow them to complete renovations without any hassle. The first step in addressing sagging floors in the living space is to replace the traditional support posts that are likely damaged due to high humidity and the age of the home. The use of SmartJack crawlspace support jacks can successfully level the floors back to their original positions. The support jacks are a permanent solution because of their ability to be adjusted year-round with little or no trouble to meet the requirements of the home. Engineered with galvanized steel, the SmartJack is corrosion resistant and outlasts traditional support systems by preventing mold or pest damage from affecting the integrity of the system. Crawl Space Leaking Causing Health Problems Solved with CleanSpace Encapsulation and SmartPipe Drainage System in Ferndale, MI
A homeowner in Ferndale, MI, had been experiencing adverse health effects recently and couldn't figure out why. The mold that had grown in their crawl space was beginning to cause this homeowner trouble. Headaches, and difficulty breathing were the primary health concerns this homeowner was facing; this led them to reach out to their adult children to try and find a solution. The children, understanding more about crawl space-related issues, were quick to contact HomeSpec BasementFix for this crawl space encapsulation project. One of our crawl space repair experts, Zach, was sent to the homeowners property in order to discuss the concerns of the owner and the children in more detail and provide a free inspection. After the situation was explained to our Project Manager, Zach explained how the troubled breathing and headaches were caused by the stack effect. The stack effect is when warm air rises up through the crawl space and cold air enters to replace it. When the crawl space is filled with warm, damp air, it fosters a breeding ground for mold and other organic growth, which rises up through the floors and into the living space, causing trouble breathing and future health problems for the homeowner. Zach recommended the crawl space be encapsulated in order to seal it off from any growth and a SmartSump to drain the water and keep the crawl space dry. Returning peace of mind, while securing the health of the homeowner and their children was a top priority on this project, which is why our crew set out to install our crawl space encapsulation system. The first order of business was to encapsulate the crawl space and keep it dry. CleanSpace uses multi-layer fabric that is engineered to keep moisture out and heat in, allowing for healthy air to ventilate through the space and provide benefits this homeowner could experience firsthand. The last step was to install the SmartPipe Drain. Unlike other drainage systems, it is is specifically designed to fit in crawl spaces, this drain system prevents leaks in the crawl space and combined with the SmartSump and its ability to pump 2,500 gallons of water an hour, prevent any moisture from collecting in the crawlspace and allowing organic growth which could affect the homeowners health even further. With the crawlspace successfully encapsulated, this family was more than happy to breathe clean air once more and say goodbye to all the health problems they were experiencing.

Clawson, Mi Basement Gets Waterproofed and New Finished Walls w/ Flooring
A Clawson, Mi homeowner enjoyed his finished basement for quite some time as a recreational room; however, a few years ago his basement flooded under heavy rainstorms. The water damaged everything in its path before immediately draining down his floor drain. He was hoping this water damage situation would be a one-time thing; unfortunately, two years ago he walked into 4 inches of standing water in his basement. Fed up and stressed by the wet basement problem, the homeowner took down the walls and suspended ceilings, and painted the exposed joists black. They reached out to HomeSpec to explore their basement waterproofing options to prevent these problems in the future, as well as to ask if new finished walls could be provided to replace his hold ones.   Dave Kingsley was the representative of choice to assist the troubled homeowner. After hearing out the homeowner’s story, Dave set to work with a thorough inspection to determine the causes of the repeated water damage and leakage. Dave, had found a series of hairline basement cracks and fractures, and an improperly sealed basement window that were all likely causes of the water getting in.   Having tracked down some of the sources, Dave outlined a proposal for his crew to enact. They would trim out windows, replacing the ill fitted, slightly rotting ones with Everlast windows. These vinyl windows are entirely rot and rust-proof, ensuring a lifetime of use. They would also track down and fix a series of tiny cracks using FlexiSpan, a unique material that could move along with the natural movement of a wall to ensure a long-term seal. Then the crew would build studded walls about 3' off the foundation walls so they could install the Basement To Beautiful wall panel system. Custom engineered, foam panels with integral studs that eliminate conventional fiberglass insulation. Electrical chases are built into the panels with vertical chases as well. Their inorganic material can never rot or grow mold, unlike conventional insulation and wood studs. They would replace the now ruined carpeting with ThermalDry Elite Plank Flooring, which is a modular faux wood plank that will not mold, rot or buckle and will even give a thermal break from the cold concrete slab, making the surface temperature up to 10 degrees warmer and more comfortable.   Finally, the crew helped relocate the water heater and other essentials back to where they belong and cleaned up to leave the place cleaner and nicer looking than when they arrived.   Ultimately, the homeowner had all water sources properly sealed, waterproofed his basement with stylish modern products, and a basement that now looked better than before the incidents began.
