This Yale homeowner is a previous customer of HomeSpec and contacted us again to have a vapor barrier installed into the basement walls to go along with the interior drainage system they had installed the year prior. They were getting ready to sell their 60-year-old home, so they wanted to make sure the basement was completely waterproofed and taken care of.  Our crew installed the CleanSpace vapor barrier, which pairs perfectly with the drainage system. The liner will block water vapor from entering the basement, and instead direct it down into the drain. The drain will then filter the water into the sump pump, which pumps the water away from the home. With the bright white appearance, it adds a clean look to the basement. The next homeowners will be happy with the 25-year warranty too!

A family had just bought a new home in Yale, Michigan, that they had begun renovating. During the renovation process, they discovered their unfinished basement had water leaking in through an unknown source.HomeSpec quickly scheduled out Keith Brown to make an appearance, meeting with the family, answering questions and helping inspect the renovation process thus far.A series of small hairline cracks were observed throughout the basement allowing water to slowly leak through. Cracks were fixed using our innovative polyurethane sealant called FlexiSpan, which not only seals the cracks but can flex dynamically along with the natural movement of the wall to ensure a long-term waterproof seal.However, since the problem was left untreated for so long, the high humidity levels in the air became a concern going forward. High humidity being able to cause damage to stored items, wood rot, and affect indoor air quality of the entire home due to the stack effect. The stack effect relates to the fact that air flows from the bottom of a house, usually cold and damp, and flows out the top, spreading through the entirety of the house. Allowing damp air to continuously run through the house can also pose health risks, particularly when the house is undergoing changes such as renovations.To counter this problem, Keith suggested the installation of a proper dehumidifier for the basement. After a detailed discussion, the new homeowners decided to opt for the SaniDry Sedona system, a size-efficient solution that is small enough to fit crawlspaces as well as basements, while being strong enough to dry large areas at a lower cost than other dehumidifiers on the market. The SaniDry system allows for automatic drainage - so there’s no need to empty the reservoir, and is capable of humidity sensing as well, meaning it’ll automatically shut off when desired levels are met, while filtering harmful irritants. The Sedona allows for a long-lasting, yet low maintenance solution.With all their needs met, and concerns handled, the family was able to continue renovations and eventually fully furnish the basement into an entertainment room without further worry of water damage.

This homeowner contacted HomeSpec because his concrete driveway was very cracked and sinking, and he didn't want to replace the whole thing.  Luckily, HomeSpec has a great method for repairing concrete - PolyLevel. It's more cost effective than replacing the concrete and less abrasive than traditional methods like mudjacking.  HomeSpec lifted the concrete by injecting the PolyLevel material under the concrete. Then all of the cracks and joints were sealed with the NexusPro sealant. This prevents weeds from growing and prevents soil washout.  

A home in Port Austin, MI was struggling with sagging floors on the main level and settlement issues within the foundation. The homeowner purchased the house nine years ago and was renting it out. However, as their grandchildren get older, the homeowner would like to give the home to their child and grandchildren. Before they can proceed with other repairs and updates, they need to properly fix the structural issues. They reached out to HomeSpec Waterproofing and Foundation Repair for help. One of HomeSpec’s senior project managers, Erik, went to the home for an inspection and to discuss the situation with the homeowner. Erik looked in the basement and crawl space to assess the damages as well as the outside of the home to see if there were other signs of concern. He used a laser tool to show the unevenness in the crawl space and proposed using SmartJack® supports to raise the main beam back into place and stabilize it. The homeowner said yes to this plan and a HomeSpec crew was scheduled to install the support system. They were happy with the completed project and to get started on more for their family.

Ben K. contacted HomeSpec because water was seeping into his basement on the wall that bordered the driveway. Upon inspection, a large gap was discovered between the driveway and the foundation. Water was pooling in this gap and then seeping into the basement around the windows.  The homeowner wanted the gap taken care of and new windows installed. Homespec used our NexusPro joint sealant to fill the gap and the other joints of the driveway. We also installed brand new, airtight windows to prevent more water from leaking in. 

A family in Peck, Mi discovered they had a need for concrete lifting after regularly tripping over their back porch entrance. The concrete slabs had sunken and shifted, tilting the ground to one side and creating inconsistencies in balance. They needed a reliable Concrete Leveling Contractor in the area that could get the job done fast and get it done right.Our crew was able to ensure they could use their porch again the same day, with our PolyLevel solution for concrete leveling, which consists of using a powerful expanding polyurethane foam under the slab to push it back into place. The foam can reach 90 percent rigidity within 30 minutes, allowing the family to be able to use their porch safely and reliably again within the same day. The ease and efficiency of such a reliable long-lasting solution, left the homeowner with a sense of peace in the work done.  

This homeowner reached out to HomeSpec Basementfix in regard to getting help lifting their sinking home. They had a settlement issue, growing worse year over year to the point that there were small cracks forming where the walls and floor were supposed to meet.   To help push their home back into place, our crew would push piers in order to help restore a sense of balance. Push piers are installed next to the footings and attached with a heavy-duty steel bracket. Soil is backfilled around the piers once stabilization and lifting are complete to finish the installation. These particular piers are able to reach the greatest depths to help provide a strong, reliable support system to a foundation in need.

Walls bowing inward in a basement are a cause for alarm for any responsible homeowner. This particular homeowner in Peck, Mi knew the consequences of leaving them unattended, a previous home they live din had developed cracks over time from bowing walls that began letting water in, the basement flooding was becoming a regular nightmare for them. It was part of the reason that they moved in the first place. So, when they noticed walls bowing in their new home, they quickly reached out to HomeSpec for a long-term solution.   Our crew would install our Carbon Armor system which includes flexible carbon fiber fabric straps that are up to 10 times stronger in tension than steel.
