A homeowner in Lake Orion, MI was preparing to sell their home when an inspector for the interested party discovered mold and moisture in the crawl space. The current homeowner wanted to ensure this was addressed so the sale could proceed. They called HomeSpec Waterproofing and Foundation Repair to see what could be done about getting the crawl space repaired.

Zach, a senior project manager for HomeSpec, entered the crawl space to do another inspection. The crawl space was transformed from damp, dirty, and unlevel to a dry, clean, and balanced zone.

Your sump pump should always be pumping water away from your foundation. Especially if you live in an area with a high water table or a high level of water around your foundation, you need a reliable sump pump to keep your basement from flooding. This Melvindale homeowner did not have that - sometimes her sump pump wouldn't work at all. This made her constantly worry, until she finally contacted HomeSpec.

Our crew installed a brand new TripleSafe sump pump. This provides triple the protection with 3 powerful pumps that expel 2,000 gallons of water every hour.

HomeSpec had a solution for her wet basement woes: a waterproofing system. This includes a WaterGuard Drainage System that installs around the perimeter to collect water before it leaks into the basement. There is no sugar coating this – this foundation was in BAD shape. The homeowner bought the house in Grosse Ile, Michigan with intentions to fix it up and repair the obvious issues in the basement. First of all, water would seep through the block walls and leak into the basement. The walls were covered in stains making them look very unsightly. The walls were also severely cracked and bowing inward, which is dangerous for the entire structure. 

The homeowner didn't want to cut corners, she wanted everything repaired properly and permanently. After Project Manager Mark Buhr developed a repair plan, Foreman Jerry Blevins and his crew got to work. 

The foundation walls first needed to be excavated and pushed back as into place. Then a Carbon Fiber System was installed to stabilized the walls and prevent them from moving again. To solve the water issues, a WaterGuard Below Floor Drainage System was installed around the perimeter of the basement to prevent water intrusion. Our CleanSpace Vapor Barrier was installed over the walls to prevent moisture and water vapor from entering, but instead directs it down into the drainage system. Lastly, we installed our SilverGlo Insulation to seal the rim joists.
