Homeowners in Troy, MI saw that water was intruding in a corner where the wall meets the floor. They tried to dry the carpet out themselves, but, unfortunately, the damage had already been done in the Florida room and additional damages had occurred in the basement beneath it. The homeowners had plans to renovate so they could use the Florida room more often but knew they would have to fix the water problems first. So, they called HomeSpec Waterproofing and Foundation Repair.
HomeSpec’s senior project manager, Erik, inspected the residence and recommended different repairs for different sections. For the Florida room, he suggested using ThermalDry® Elite Plank Flooring and interior and exterior waterproofing for the basement. The homeowners approved of this plan and chose the color gray for the waterproof flooring that was installed in both spaces. Due to the large scope of the project, multiple HomeSpec teams were scheduled to do the installations and were led by the foremen Vernon, Jim, and Jon. When the work was complete, the homeowners were happy to know their home was protected and usable again.
A garage and driveway in Troy, MI had cracked slabs of concrete that were no longer level. The homeowner reached out to HomeSpec Waterproofing and Foundation Repair to see if they could help raise the garage entrance slab and inquired about how much a estimate would be. A call center representative scheduled the homeowner for an inspection with Jeremiah, one of HomeSpec’s senior project managers. At that appointment, Jeremiah would be able to give a precise estimate.
On the day of the appointment, Jeremiah took detailed measurements and notes of the concrete in question. Other observations of the exterior of the home also helped him to dictate what the best course of action would be. He then discussed a repair plan with the homeowner so they could identify the price of the project. Jeremiah proposed lifting the concrete using PolyLevel® Injection Foam and then the cracks and joints would have NexusPro sealant applied. This addressed leveling the driveway and garage as the homeowner desired; however, Jeremiah also wanted to prevent more sinking from occurring in the future. He proposed installing a downspout extension so water would no longer wash over the driveway. The homeowner agreed to all of the ideas proposed and moved forward with the project.
These homeowners contacted HomeSpec to have their concrete garage floor repaired - it was sinking so bad that there were large gaps between the floor and the wall. It was quite unsightly!
Our crew used PolyLevel to permanently raise the slabs back into place. We also sealed all of the joints with our NexusPro joint sealant - leaving the garage floor looking brand new. The sealant protects the concrete from soil compaction and washout to prevent more sinking! See more photos here.

Our crew solved her problem by first repairing the cracks with our polyurethane sealant. Then we covered the walls with our CleanSpace vapor barrier to protect against moisture. Finally, we installed an interior drainage system around the perimeter to collect the water and drain it away from the foundation.
The homeowner was later able to finish her basement, and easily install carpet and drywall over the system!
