Crawl Space Repair Before & After Photos

Robert L. in Commerce Township, Michigan contacted HomeSpec because he was suffering from sagging floors above his crawl space and knew it meant he had a structural problem below. There were also cracks in the upper level as well as the floor separating from the floor boards, which are all signs of settlement issues. 

Foreman Jon Lont was able to resolve these issues by installing a new supplemental beam with 5 SmartJack Support Posts. These galvanized steel posts stabilize the crawl space by holding the weight of the structure and lifting the floors above back to their original height – effectively eliminating the sagging floors. 

A homeowner in Millington, MI called on HomeSpec Waterproofing and Foundation Repair for help with their sinking house. The issues had caused the ceiling drywall to crack. The owner suspected clay soil to be the cause and wanted help with leveling and re-adjusting the main beam under the house. They scheduled a free inspection to learn more.

Bill, one of HomeSpec’s project managers, arrived for the inspection and met with the homeowner. He then entered the crawl space and began his assessment. He noted cinderblock pillars and some existing supports were present; however, those methods alone were not enough to keep the house from settling. Bill recommended a repair plan consisting of SmartJack® support posts and supplemental beams along the main beam of the home, in addition to the existing support system. That's where he found their aged and failing fiberglass insulation to be the problem, not to mention the debris and random sheet metal scattered about. While fiberglass batt insulation is the cheapest and easiest DIY choice for insulating the crawl space, there are several problems with using fiberglass batts in a vented crawl space including. Fiberglass can absorb water and lose its R-value when wet, air can easily pass through it, leading to uncomfortable living conditions and decayed or wet fiberglass insulation can lead to mold and other health hazards.

Robert recommended SilverGlo insulation. SilverGlo features a radiant barrier that reflects heat back into your crawl space for energy savings and is made with a mix of polystyrene foam and graphite to resist heat flow.

The crew cleaned out the crawl space, removing debris and replacing the failing old fiberglass insulation with the shiny SilverGlo insulation featured here. The homeowners were happy to report a more notably more comfortable living condition after the installation of this heat-reflective insulation.
