A Sand Creek, MI homeowner was concerned about water coming through their basement walls and flowing down the stairs. While they do not typically use the space, they still worry about water getting in and causing damage. They needed a solution to prevent a damp basement without breaking the bank, so they called HomeSpec Waterproofing and Foundation Repair.
One of HomeSpec’s project managers, Yann, inspected the basement, stairs, and other areas of the home to offer the best solutions. He recommended installing a TrenchDrain™ Grated Draining Pipe at the bottom of the stairs and lining the staircase walls with CleanSpace® vapor barrier. This system could then feed into the WaterGuard® interior drainage system, sump pump, and sump discharge. The homeowner agreed to these repairs and HomeSpec scheduled foremen Jon and Vernon to lead their teams in the installations. They were pleased with the final product and knew their basement would stay dry.
HomeSpec Waterproofing and Foundation Repair have been to this same Chelsea, MI home before to fix the crawlspace. Now, the homeowners plan to do a complete renovation of their house except for the foundation. It is important to them that they address any issues with the foundation before building on top of it. They were so pleased with their crawlspace that they called HomeSpec again to take a look.
The inspector, Erik, explored the unfinished basement with a poured and concrete block foundation. There was water entering where the basement floor meets the wall. The current partial interior drainage system, IDS, in the basement was not preventing damage to items being stored there. To address this, Erik recommended replacing the current IDS with WaterGuard® around the entire basement instead of only specific areas. Additionally, connecting the new system to the existing concrete basin would require drilling into the concrete. The homeowner agreed to this proposal and also requested removing the two concrete steps at the bottom of the basement. This was within HomeSpec’s abilities and so they scheduled a crew, led by foreman Josh, to do the repairs.
Everything went according to plan. The interior drainage system would capture any water that intruded and direct it away from the house. The homeowner was pleased with the results and able to move on to other matters for rebuilding their home.
A Palmyra, MI couple found their forever home 25 years ago. As they have aged together, getting up and down the basement stairs has become more of a challenge. They did not want to have to keep checking on the state of their basement which was suffering from moisture problems. Together, they made up their minds to get the basement in the best condition possible. They reached out to HomeSpec Waterproofing and Foundation Repair for solutions.
Elon, a project manager for HomeSpec, went out to the home for an inspection and conversation with the homeowners. He learned that the moisture issues were originating from the windows and proposed the couple install SunHouse™ Window Wells as the remedy. Elon explained that these SunHouse™ Window Wells add a protective barrier that keeps out rain, snow, and debris which prevents leaks from the windows. The homeowners approved of this plan and had the HomeSpec crews out for the installations. The two foremen leading the crews were Brandon and Ryan. The homeowners were happy with their work and their newly protected windows!
The homeowner was looking for a long-term solution for keeping his basement dry after water started coming through the floor of his 100-year-old home.
The owners of this Saline, Michigan home were planning on flipping the house, but needed to address the wet basement issues first. The basement is only 4 ft. underground, but still suffered from dampness after rain. Water would seep in through the concrete block walls, especially toward the bottom of the wall.
The biggest sign of this water damage was the efflorescence on the walls (white powder) which is caused by the loss of lime salt. There was also much discoloration on the floor and walls. The basement needed to be waterproofed before it could be finished, so HomeSpec got to work!
Foreman Jerry Blevins and his crew installed a WaterGuard French Drain System around the perimeter of the basement, which collects water before it seeps in. Instead, the water is deposited into the brand new TripleSafe Sump Pump which will funnel it far from the home – keeping things dry even during storms.
The owners can now finish the space, and whatever family ends up in the home later will have peace of mind knowing their basement is dry and healthy!
